What we mean by contracting

Contracting is what we call our shorter projects: one trade, or a few trades working in order, on a house or a commercial space. Here’s what falls under it:

  • Composite and Trex decks, plus pressure-treated decks
  • Concrete with a brushed finish, any size, plus flake epoxy floors
  • Flooring: LVP and laminate, engineered hardwood and tile
  • Fences: Chain-link, privacy and vinyl
  • Trim and finish carpentry
  • Commercial interior trades: Acoustic ceiling tile, metal stud framing, drywall and FRP panels

And here’s what doesn’t. Kitchens, bathrooms, new homes and full commercial build-outs are design/build projects, because they need a designer, several trades and a longer schedule. Roofs and gutters belong to our roofing crew. We don’t take handyman calls or general repairs under about 4 hours, and we don’t do standalone HVAC, electrical or plumbing work. Roof repairs are a separate service and typically start around $500.

Here’s where the rest of our contracting work usually lands, installed:

WorkTypical price
Concrete patios and small slabs$45–$50/sq ft
Concrete driveways$10–$15/sq ft
Flake epoxy floors$7–$10/sq ft
LVP flooring$11–$13/sq ft
Tile flooring$16–$24/sq ft
Engineered hardwood flooring$12–$18/sq ft
Chain-link fence$18–$28/linear ft
Wood privacy fence$32–$45/linear ft
Vinyl fence$40–$55/linear ft
Acoustic ceiling tile$8–$12/sq ft
Metal stud framing$4–$7/sq ft of wall
Drywall$3–$4/sq ft of board
FRP wall panels$6–$9/sq ft

Those are installed prices, not material numbers. We don’t price by the square foot. Every proposal is built from the actual cost of your job — materials, labor, equipment, permits and overhead. The per-square-foot figures here are simply what our past bids have worked out to. Finish carpentry is quoted per project. Size, height, the material line and any tear-out move the total, and every price we publish is on our pricing page. Each proposal is one all-inclusive price with permits and sales tax built in, so nothing called “permit fee” or “disposal” shows up on a bill later.

Short, single-trade jobs, from decks and concrete to commercial ceilings and drywall, are typically billed 75% at signing and 25% on completion. When we work as a subcontractor for a general contractor, we bill through the GC’s pay-application process. You can pay online through the invoice link, by check or in cash, and financing is available through HFS.

Composite and Trex decks

We build composite decks with Trex boards, and pressure-treated decks when the budget calls for it. We only build full decks — new framing, footers and decking. We don’t re-deck, and we won’t put Trex over an old frame. Composite, synthetic and Trex decking mean much the same thing to most homeowners: man-made boards that don’t need sanding, staining or sealing. Every deck sits on poured concrete footers dug 48 inches deep, below the frost line. We like a picture-frame border on composite decks, so the edge you see is a finished board instead of a row of cut ends.

We’re a TrexPro® contractor at the basic level. Your deck carries Trex’s standard limited warranties (Enhance 25-year, Select 35-year, Transcend 50-year), not an extended warranty through us, and our one-year workmanship warranty covers how we built it. We also build screened porches and sunrooms as add-ons.

Concrete and epoxy floors

We take brushed-finish concrete jobs of any size: driveways, patios, sidewalks, slabs, and pole-barn and garage floors. We also pour the footers under every deck we build. Decorative or stamped concrete we do only as part of a larger project.

Flake epoxy floors go over concrete in garages, shops and commercial spaces. An epoxy floor is only as good as the prep under it, so we pull up old flooring and glue and grind the concrete so the coating can bond. Skip that and the epoxy peels.

Flooring

We install LVP and laminate, engineered hardwood and tile. A lot of flooring problems start underneath: a subfloor that isn’t flat telegraphs through LVP, and a subfloor that flexes cracks tile and grout. We check the subfloor and fix it before the new floor goes down. Our crew are professionals at high-end finishes, including tile, millwork and trim.

Fences

Chain-link, privacy and vinyl fences, laid out with you before the first post hole and dug only after 811 has marked the utilities. One customer had us put in 300 feet of black chain-link. Their gate went on backorder, and we kept after it until it arrived.

Trim and finish carpentry

Baseboard, door and window casing, crown molding, wall paneling and interior doors, led by Jacob Zimmerman, our lead carpenter. Trim usually rides along with flooring or a bigger project.

Commercial interiors

We take on commercial interiors two ways: complete build-outs through our design/build process, and trade work under contracting — acoustic ceilings, metal stud framing, drywall and FRP panels. We work directly for building owners and tenants or as a subcontractor for general contractors, and disruptive work can be scheduled around your business hours when needed.

  • Acoustic ceilings — Acoustic ceiling tile (ACT) in a new suspended grid, or new tile in an existing drop ceiling.
  • Metal stud framing — Non-load-bearing steel stud walls for offices, restrooms and storage rooms.
  • Drywall — Hang, tape and finish for commercial and residential walls, including fire-rated board.
  • FRP panels — Washable fiberglass-reinforced plastic wall panels for commercial kitchens, restrooms and back rooms.

When the whole space is changing, with new walls, ceilings, restrooms and finishes, that’s a commercial build-out, and we run it as a design/build project. We carry general liability and workers’ compensation insurance and send a certificate of insurance on request. If the building also needs a roof, our commercial roofing crew installs TPO.

Contracting questions

What’s the smallest job you’ll take?

About half a day of work. We don’t take handyman calls or general repairs under about 4 hours. Our smaller projects typically start around $10,000. Roof repairs are a separate service and typically start around $500; see roof repair.

How much does a composite or Trex deck cost?

Small Trex decks have come in around $15,000, and we’ve bid 50-year Trex Transcend decks on larger projects at over $100,000. Size, height, stairs, railing, the Trex line and tearing out an old deck move the total most. See what a deck costs.

Do you do commercial work?

Yes. Acoustic ceilings, metal stud framing, drywall and FRP panels are contracting jobs, and complete commercial build-outs run through design/build. We work for building owners and tenants, or as a subcontractor for general contractors.

Do you pull permits?

Yes. We pull all permits, schedule the inspections and call 811 before digging. Permit costs are already in your price.

How do payments work?

Short, single-trade jobs are typically 75% at signing and 25% on completion. Pay online through the invoice link, by check or in cash. Financing is available through HFS.

What warranty comes with the work?

One year on workmanship, starting at substantial completion, with warranty visits scheduled within 7 business days. Material defects go to the manufacturer’s warranty, such as Trex Select’s 35-year limited warranty.

Do you work outside Terre Haute?

Yes, within about an hour: Brazil, Clay City, West Terre Haute, Sullivan, Clinton, Linton, Rockville, Greencastle and the towns around them. We also take contracting work in Marshall, Paris and Casey, Illinois. Travel is built into the bid price; there’s no separate trip charge.
