The short answer
New construction starts around $200 per square foot, and size, finishes, site work and plans set the final price. A kitchen remodel runs $25,000 to $125,000 and a bathroom remodel $20,000 to $60,000, and kitchen and bathroom design is $180 for the first room and $36 for each additional room. A residential roof replacement runs $10,000 to $105,000, and roof inspections are free. Small Trex decks have come in around $15,000. Our smaller projects typically start around $10,000. Every proposal is one all-inclusive price with permits and sales tax already in it.
We don’t price by the square foot. Every proposal is built from the actual cost of your job — materials, labor, equipment, permits and overhead. The per-square-foot figures here are simply what our past bids have worked out to.
Nobody wants to set up a site visit only to find out the project was never in their budget. So these are our real numbers, from our own bids and finished jobs around Terre Haute, Brazil, Clay City and the rest of the Wabash Valley, checked in October 2026. Where we don’t have enough of our own jobs yet, the range reflects what this kind of work typically costs from a fully insured contractor who pulls permits. They’re ranges, not quotes. Your building, your materials and your scope set the final price.

What moves the number
New homes
New construction starts at $200 per square foot, and size, finishes, site work and plans set the final price. Plans and designs for new builds are discussed in the design onboarding meeting, and we can also build from plans you already have. See custom homes.
Kitchens and bathrooms
Our kitchen and bathroom numbers are full guts, not cosmetic refreshes. The size of the room, the cabinets, the countertops, how much tile and which tile, and the layout decide where yours lands. Leaving the sink, range, toilet and drains where they are costs less than moving them, because moving them means opening floors and walls for new plumbing, gas or electrical. Tile showers get the Schluter-Kerdi waterproofing membrane behind the tile. More in the kitchen remodel cost guide and the bathroom remodel cost guide.
Roofs
Roofs are measured in squares of 100 square feet. After size, the number depends on pitch, how many old layers come off, how much decking needs replacing once the shingles are off, ventilation and material. We install architectural asphalt shingles such as Owens Corning Duration, Malarkey Vista and Atlas Pinnacle, and metal roofs. We don’t do roofing in Illinois, but if you’d like, we’re happy to connect you with a union roofer in Illinois that we trust. See the roof replacement cost guide and commercial roofing.
Decks
We only build full decks — new framing, footers and decking. We don’t re-deck, and we won’t put Trex over an old frame. Small Trex decks have come in around $15,000, and we’ve bid 50-year Trex Transcend decks on larger projects at over $100,000.
Size, height, stairs, railing, the Trex line (Enhance, Select or Transcend) and tearing out the old deck decide where yours lands. Pressure-treated decks cost less than any Trex line. See the deck cost guide.

Concrete, floors, fences and commercial trades
Small concrete pours cost the most per square foot, because forming, the truck and finishing cost about the same at any size. Commercial acoustic ceilings, metal stud framing, drywall and FRP panels are priced by area, and small rooms, fire-rated assemblies and tear-out cost more. Finish carpentry is quoted per project.
What “all-inclusive” means
Your proposal has one price, and it covers materials (named by brand and line where it matters), labor, permits and inspections, sales tax, daily cleanup and waste removal at our cost, site protection, and travel, which is built into the bid price, so there’s no separate trip charge.
Two things can’t be priced on day one: changes you decide on after signing, and conditions hidden until demolition, like a rotted subfloor under an old toilet. Each one gets a written change order, priced individually, that you approve in your JobTread portal before the work happens. Proposals are good for 7 days.
Design and estimate fees
- Kitchens and bathrooms: Design is $180 for the first room and $36 for each additional room, done with our designer partner. It comes right after the onboarding meeting, under a design agreement, so your proposal is priced from a real plan.
- New builds: Plans and designs for new builds are discussed in the design onboarding meeting. We can also build from plans you already have.
- Roofing and contracting work: Free inspection and estimate.
How payment works
Short, single-trade jobs, including roofs, roof repairs, decks, fences, concrete, flooring, gutters, and commercial ceiling, framing, drywall and FRP work, are typically billed 75% at signing and 25% on completion.
Remodels, design/build projects, new homes and commercial build-outs follow a staged schedule:
| Milestone | Payment |
|---|---|
| At signing | 25% |
| First day of work | 25% |
| Rough-in (after the rough-in inspection is completed, or when drywall is ready to begin) | 25% |
| Substantial completion | 15% |
| After the punch list | 10% |
Projects with a construction loan follow the lender’s draw schedule, and when we work as a subcontractor for a general contractor, we bill through the GC’s pay-application process. Pay by check, in cash, or online through the QuickBooks link on each invoice. Details are on how we work.
Why we’re probably not the cheapest bid
Our price pays for specific quality materials, real project management, plans and permits, general liability and workers’ compensation insurance, and livable wages for our crew. When you compare bids, check whether the materials are named, whether permits and sales tax are included, who hauls away the waste, whether they can send a certificate of insurance, and how changes are handled. A bid that leaves those out isn’t cheaper. It just moves the cost somewhere you can’t see yet.
Who we’re not a fit for
We’d rather tell you now than waste your time or ours.
- The cheapest bid. If price is your only priority we likely aren't the right choice. You can always find a lower number. We price for specific quality materials, professional project management, plans & permits, proper insurance (liability & workers' comp) and livable wages for our crew.
- Small service calls. We don't take handyman jobs or small general repairs under about 4 hours. Roof repairs are a separate service.
- Standalone trade work. We don't do standalone HVAC, electrical or plumbing unless it's part of a larger design/build project.

Questions people ask about our prices
What does a new home cost?
New construction starts at $200 per square foot. Size, finishes, site work and plans set the final price, and plans and designs for new builds are discussed in the design onboarding meeting. See custom homes.
Is your estimate free?
Roof inspections and estimates for contracting work are free. Kitchen and bathroom design is $180 for the first room and $36 for each additional room, and plans and designs for new builds are discussed in the design onboarding meeting.
What’s the smallest job you take?
Our smaller projects typically start around $10,000. We don’t take handyman calls or general repairs under about 4 hours. Roof repairs are a separate service, and they typically start around $500.
How much does a composite deck cost?
Small Trex decks have come in around $15,000, and we’ve bid 50-year Trex Transcend decks on larger projects at over $100,000. We only build full decks, with new footers and framing, never new boards over an old frame. See the deck cost guide.
Do you offer financing?
Yes. You can apply for financing online through HFS, subject to credit approval. Financing doesn’t change your price: the project costs the same as it would if you paid cash. Rates and payments come from HFS, so we don’t publish them. See our financing page.
