Conklin roof coatings in Terre Haute

We apply Conklin roof coating systems and silicone coatings over sound flat commercial roofs and metal roofs in Terre Haute and across the Wabash Valley, sealing them and adding years without a tear-off.

A new weather surface without a tear-off

A roof coating is a fluid-applied membrane that goes over the roof you already have. On a flat roof or a metal roof that’s aging but still sound, it seals the seams and fastener heads and puts a fresh weather surface on top, without a tear-off. We coat commercial and metal roofs in Terre Haute, Brazil, Clinton, Sullivan, Greencastle and the rest of the Wabash Valley.

We apply Conklin roof coating systems and silicone coatings to commercial flat roofs and metal roofs, choosing the system by roof type and condition. Conklin, which says it has made acrylic roof coatings since 1977, publishes a spec guide for each system, and we follow the spec for your roof. Our union roofing crew, led by roofing foreman Timmy Burgess, does the work.

The honest part: a coating goes over a sound existing roof after cleaning and repairs; it isn’t a fix for a roof that’s saturated or failing. If your roof isn’t a good candidate, we’ll tell you, and point you to roof repair or commercial roofing instead.

What a roof coating costs

Roof coatings typically run $3.50 to $10 per square foot, applied after cleaning and repairs. Large roofs of 5,000 square feet and up usually run about $3.50 to $6 per square foot. Small roofs under about 2,000 square feet run about $7 to $10, because cleaning, repairs and setup cost about the same at any size. The inspection and estimate are free.

Our most recent coating job, about 1,000 square feet of flat roof in Terre Haute in 2026, was pressure-washed, scrubbed and given two coats of white silicone, and it landed in that small-roof range.

We don’t price by the square foot. Every proposal is built from the actual cost of your job — materials, labor, equipment, permits and overhead. The per-square-foot figures here are a guide to where jobs typically land, not a rate.

What moves a coating price:

  • Roof size. Material climbs with every square foot, but setup, cleaning and seam work don’t shrink much on a small roof.
  • Roof type. Metal roofs and membrane roofs each have their own system, cleaner and primer.
  • Repairs first. Rust, loose fasteners, open seams and shrunken membrane all get fixed before any coating goes on.
  • Primer. On metal roofs with a pitch of 3:12 or lower, Conklin requires primer over the whole roof.
  • Rooftop equipment. Units on the roof have to be lifted or worked around, and some need new supports.

Where a coating works, and where it doesn’t

Good candidates

  • Metal roofs. Conklin’s MR System is made for bare steel, galvanized steel, aluminum and factory-finished panels from 18 to 26 gauge.
  • Aged single-ply and modified-bitumen roofs. Conklin’s Membrane Coating System is approved over EPDM, PVC, TPO, CSPE, CPA and modified bitumen, as long as the membrane is fully adhered or factory-approved mechanically fastened, free of blisters, and bonded to the deck.

When we’ll tell you not to coat

  • Ballasted roofs. Membranes held down with loose rock aren’t approved for Conklin’s membrane system.
  • Loose or blistered membrane. A coating bonds to the membrane, so the membrane has to be bonded to the roof.
  • Ponding water on metal. The MR System needs at least 1/4 inch of slope per foot and no standing water.
  • Field-applied finishes on metal. The MR System can’t go over a finish applied on site after the panels went up.
  • A roof at the end of its life. If the roof is wet underneath or failing in many places, a coating just seals the problem in.

How we coat a metal roof

Conklin’s MR System is a fabric-reinforced acrylic membrane. The spec lays out the steps:

  1. Clean. Galvanized metal is acid-etched with Conklin’s Rust Off cleaner and rinsed. Other surfaces are power-washed, and rusted areas are cleaned until no loose or flaky rust is left.
  2. Prime. Encase Metal Primer goes on, over the whole roof at 3:12 pitch or lower.
  3. Fasteners and seams. Loose fasteners are retightened or replaced, with oversized fasteners where holes have worn bigger. Exposed fastener heads and seams are caulked.
  4. Base coats. A base coat goes on with polyester fabric embedded over the seams, then a second base coat.
  5. Topcoat. The whole roof gets a topcoat at 1.9 gallons per 100 square feet.

How we coat a flat membrane roof

First, the membrane has to pass Conklin’s adhesion tests (three on a roof under 5,000 square feet). Then:

  1. Clean. The roof is cleaned with Conklin’s WAC II cleaner.
  2. Repair. Shrunken or bridged membrane is repaired.
  3. Prime. Tack Coat primer goes on.
  4. Base coat. A base coat goes on with polyester fabric over the seams.
  5. Topcoat. The whole roof is top-coated at 1.9 gallons per 100 square feet, with at least 12 hours between coats.

Coatings need the right weather

Conklin’s MR spec rules out application below 40°F (and the temperature has to be rising), above 100°F air temperature, or on a roof surface above 120°F. So a coating job needs a run of dry, mild days. We schedule around the forecast.

How a coating job runs

  1. Call or request an estimate — Doug Stoliby, our sales manager, reaches out within 1 business day to talk through the roof.
  2. Free inspection — We check attachment, seams, fasteners, rust and standing water, with adhesion tests where the spec calls for them.
  3. Budget and scope — Within 5 business days you get a budget and a written scope that names the coating system and the repairs it needs.
  4. Proposal and agreement — One all-inclusive price, e-signed in JobTread and good for 7 days.
  5. Prep, repairs and coating — Cleaning, repairs and primer, then base coats and the topcoat on days the weather allows.
  6. Walkthrough — We walk the roof with you and write a punch list of anything left to finish, then issue a Notice of Substantial Completion, which starts your warranty.

Cleanup happens every day at our cost, and every change gets a written change order you approve first. Coating jobs are billed like our other roofing work: typically 75% at signing and 25% on completion. The deposit covers the materials we order for your roof.

Warranty

Our one-year workmanship warranty covers our application from substantial completion, not normal wear and tear, damage by others or weather. Manufacturer coverage depends on the coating system and the roof, and Conklin’s MR spec states that rust is not covered under any Conklin warranty. We don’t promise a manufacturer warranty up front; if one applies to your job, your proposal says so in writing.

★★★★★

Contacted White Rock Construction about checking our roof for possible leaks. He came out the same day and checked it out. After sealing some holes he told us it was probably wind that blew up some shingles allowing the rain to come in. Friendly and honest service.

Roof coating questions

How much does a roof coating cost?

Coatings typically run $3.50 to $10 per square foot. Large roofs of 5,000 square feet and up usually run about $3.50 to $6, and small roofs under about 2,000 square feet about $7 to $10. We quote every roof after a free inspection.

Do you use Conklin or silicone coatings?

Both. We apply Conklin coating systems and silicone coatings, choosing the system by roof type and condition. Our most recent flat-roof job got two coats of white silicone.

Is a coating as good as a new roof?

No, and it isn’t meant to be. A coating protects a roof that’s still sound; a roof that’s wet underneath, loose or failing needs replacing.

Can you coat a rusty metal roof?

Surface rust gets cleaned off first, until no loose or flaky rust is left. Conklin’s warranties don’t cover rust, and panels that have rusted through need replacing, not coating.

Can you coat a shingle roof?

No. Our coating work is for flat commercial roofs and metal roofs. A shingle roof that’s wearing out needs a repair or a replacement.

Do you coat roofs in Illinois?

No. We don’t hold an Illinois roofing license, so all of our roofing work is in Indiana. If you’d like, we’re happy to connect you with a union roofer in Illinois that we trust.
