Metal roofs from our own union crew

We install metal roofs on homes in Terre Haute, Brazil, West Terre Haute, Clay City, Sullivan, Clinton, Linton, Rockville, Greencastle and the towns in between. The work is done by our own union roofing crew, led by roofing foreman Timmy Burgess. We don’t do roofing in Illinois. If you’d like, we’re happy to connect you with a union roofer in Illinois that we trust.

Most of the metal roofs we install are exposed-fastener ribbed steel panels, the common choice for homes and pole barns, with matching trim and sealed fasteners. Standing-seam panels, which hide their fasteners, are quoted on request.

Every metal roof comes with a free inspection and an honest answer about whether metal fits your house and budget. For the rest of our roofing work, start at roofing.

What a metal roof costs

Exposed-fastener ribbed steel roofs typically run $800 to $1,200 per square (100 square feet), with matching trim and one layer of old shingles torn off. Standing-seam metal is quoted on request. Our most recent metal re-roof, in Rockville in 2026, came to about $14,500 with Class 4 ribbed panels and trim. The inspection and estimate are free.

We don’t price roofs by the square. Every proposal is built from the actual cost of your job: materials, labor, equipment, permits and overhead. The per-square figures here are a guide to where jobs typically land, not a rate.

Here’s what moves the number:

  • Panel type. Standing seam costs more than exposed-fastener panels and takes longer to install.
  • Size. More squares means more panels and more labor.
  • Shape. Every valley, hip, dormer, chimney and wall needs its own trim or flashing.
  • Tear-off. How many old layers come off, and the dump fees that go with them.
  • Decking. Soft or rotted decking gets replaced before the new roof goes on.
  • Pitch. Steep roofs mean harnesses and slower work.

For comparison, our recent asphalt shingle re-roofs ran $525 to $560 per square with tear-off included. Our roof replacement cost guide goes deeper.

The panel comparison comes from metal-panel manufacturer McElroy Metal, and the slopes from the 2020 Indiana Residential Code.

Ribbed steel is the practical choice on barns, outbuildings and most homes. Standing seam buys hidden fasteners and a cleaner look.

Metal or shingles?

Metal costs more up front than architectural shingles. In exchange you get a roof that lasts longer and needs less attention. A few other differences:

  • Low slopes. Standing seam can go on a roof as flat as 1/4:12. Asphalt shingles need at least 2:12 under the Indiana Residential Code.
  • Hail. Panels can carry the same Class 1 to Class 4 impact ratings as shingles, and our Rockville re-roof used Class 4. See storm damage and insurance claims.
  • Budget. If metal would stretch your budget thin, we also install architectural shingles such as Owens Corning Duration, Malarkey Vista and Atlas Pinnacle. See roof replacement.

Tear-off or over the old roof?

The building code allows some standing-seam systems over an existing roof, but not if the old roof is water-soaked or deteriorated, is slate or tile, or already has two or more layers.

Even where it’s allowed, covering an old roof hides the decking. On homes, we typically tear the old roof off to the decking before a metal roof goes on, the way we did in Rockville, so soft or rotted wood can be found and replaced.

Your proposal includes a per-sheet price for replacing rotted or damaged roof decking, because we can’t see it until the old roof comes off. If we find bad decking at tear-off, we photograph it and send you a change order in your JobTread portal, so you can approve the sheets the same day before we cover them.

Coating an older metal roof

If your metal roof is still sound, a coating can be an option before replacement. Conklin’s MR System needs at least 1/4 inch per foot of slope and no ponding water, and Conklin’s spec says rust isn’t covered under any Conklin warranty, so we look closely at any rust during the inspection. See roof coatings.

Porches, pavilions and outbuildings

We’ve also put metal roofs on porches, pavilions and deck covers, including a 9-by-9-foot cedar-tone pavilion with a black ribbed steel roof in Terre Haute in 2026. For covered decks, see decks.

How a metal roof goes on

  1. You reach out — Call (812) 605-2560 or use the estimate form. Doug Stoliby, our sales manager, gets back to you within 1 business day.
  2. Satellite measurements — We pull satellite measurements of your roof.
  3. Pricing options — We walk you through pricing options using the exact measurements: panel type, color, trim, ventilation, gutters and any extras.
  4. On-site inspection — Before we finalize, we check the decking, attic ventilation and flashing in person.
  5. Proposal — One all-inclusive proposal with the permit, tear-off and disposal built in, e-signed in JobTread and good for 7 days.
  6. Ordering and scheduling — We order the panels and trim for your roof. Most projects can start 2 to 6 weeks after you sign, and later in peak season and after big storms. Your proposal lists approximate start and completion dates.
  7. Tear-off and decking — We lay plywood to protect the lawn and driveway, strip the roof to the decking and replace any bad sheets you approve.
  8. Panels, trim and flashing — Underlayment, panels, trim, flashing and pipe boots go on to the manufacturer’s installation instructions.
  9. Cleanup and walkthrough — Magnetic sweeps for nails and screws, a walkthrough and punch list with you, then a Notice of Substantial Completion, which starts your warranty.

Paying for a metal roof, and our warranty

Metal roofs are billed like our other roofing jobs: typically 75% at signing and 25% on completion, after the walkthrough. The deposit covers the materials we order for your roof. You can pay online through the invoice link, by check or in cash.

Our one-year workmanship warranty starts at substantial completion and covers problems from our installation, not normal wear and tear, damage by others or weather. The panel manufacturer’s warranty passes through to you, and warranty visits are scheduled within 7 business days.

Contacted White Rock Construction about checking our roof for possible leaks. He came out the same day and checked it out. After sealing some holes he told us it was probably wind that blew up some shingles allowing the rain to come in. Friendly and honest service.

Metal roofing questions

How much does a metal roof cost in Terre Haute?

Exposed-fastener ribbed steel typically runs $800 to $1,200 per square (100 square feet), with one layer of shingles torn off. Standing seam is quoted on request. Our most recent metal re-roof, in Rockville, came to about $14,500. The inspection and estimate are free.

Do you install standing-seam metal roofs?

Yes, on request. Most of the metal roofs we install are exposed-fastener ribbed steel, which costs less and suits most homes and pole barns. Standing seam hides its fasteners and costs more, so we quote it per project.

Is a metal roof worth the extra cost?

If you plan to stay in the house, often yes. It costs more up front than shingles and lasts longer with less attention. On a tight budget, a well-installed shingle roof is still a good roof.

Can a metal roof go over my old shingles?

Some standing-seam systems can go over one existing layer that’s in good shape. On homes, we typically tear off to the decking first so bad wood can be found and replaced.

Can you coat my old metal roof instead of replacing it?

If it’s still sound, a Conklin coating can be an option. Rust is the catch, because Conklin’s warranty doesn’t cover it. See roof coatings.

Do you install metal roofs in Illinois?

No. We don’t hold an Illinois roofing license, so we only do roofing in Indiana. If you’d like, we’re happy to connect you with a union roofer in Illinois that we trust.
